Luxury living

All of our ten prestigious mountain villas are individually designed, on two or three levels, with generous space for easy and sophisticated living.

Each has four bedrooms, all with fully fitted ensuite bathrooms, an open plan salon, fully fitted kitchen and dining area. There are marble floors throughout, with hardwood in the two principal bedrooms.

Secluded site

Kalkan Mountain Villas is a gated and private community.
It’s quiet but not remote – well away from the hustle and bustle of town, but close enough when you want it.
Two of the ten villas are still owned, regularly lived in and maintained by directors of Bordo Construction - the specialist Turkish property development company responsible for the site.
That simply means that we care as much as you do that things stay quiet, tasteful, and well maintained.

Design

Stunning views

Through picture-frame windows and sliding doors you can look out over glinting tomato fields, mountain peaks, Patara beach, the Turquoise coast … and even Rhodos on the clearest day.
You can swim towards the Mediterranean in your infinity pool.
And as the evening breeze cools and the sun gently sets, you can sit on your terrace to watch the stars above, and look down on the lights below.
The sky has no limits.
Tonight, the whole of the Milky Way is yours.

Stylish and unique

The prominent Turkish architect Bulent Atak, award-winning international architect Ewan Dryburgh and structural engineer Bayram Karagül have collaborated to create the unique and contemporary designs of Kalkan mountain villas.

Stylish, spacious and full of natural light, they’re specified to the highest quality standards for the most discerning tastes.

Spacious rooms

Each villa comprises:

Three-level villas have a total floor area of 275m² (2960 sq.ft), including an additional visitor WC.
Two-level villas have a size of 231 m² (2486 sq.ft).

Due to their design, the villas are not suitable for disabled people or those who rely on the use of a wheel chair.

Specification

Kalkan Mountain Villas have been designed and built to the very highest quality standards. You’ll have all the facilities you need and expect, including fully fitted designer kitchen, air conditioning, telephone, WIFI Internet access and satellite TV.

Structure

Frame and floors are reinforced concrete.
Walls are solid lightweight blocks to improve sound and heat insulation.

Finishes

All floors are finished in marble, except the two principal bedrooms which are timber for added warmth on cool Spring nights.
Walls are smooth-plastered and painted white.
Bathroom walls are of finest Turkish marble.
Windows and sliding doors are aluminium with double glazing throughout.
The main front door is hardwood.

Fittings

The entire villa is fully air-conditioned.
All bathrooms are fully fitted with bath or shower, washbasins, mirrors and stainless steel taps and fittings.
The designer kitchen is fully fitted with fridge, freezer, dishwasher, electric hob and oven.
The salon has a beautiful open log fire.
The laundry is fitted with washbasin and automatic washing machine.
Light fittings have on/off or dimmer controls.

External

The outside pool area is finished with unpolished marble to give a non-slip finish.
The pool (add size) is tiled in blue and white mosaic and has an infinity edge facing the Mediterranean.
There’s an external shower and garden lighting for warm summer evenings.
Garden areas are planted with trees, shrubs and herbs chosen by our landscape consultant.
A shared tennis court, built to international standards, can also double as a basketball or volleyball court.

Site access

Your villa is part of a quiet, gated and private community.
Street lighting on the access road and a natural stone wall will make your journey home as pleasant and welcoming as your villa.

Service

To make you feel right at home straightaway, we provide a free welcome hamper for all our guests.
Crockery, linen and towels are all changed once a week – or more often if you need it.
Your villa will be fully cleaned every week, including the pool.
And if you need any other service - from shopping to full catering - just ask.

LOCATION

Kalkan Mountain Villas is situated at the southwest corner of the Turkish coast - one of the most beautiful and unspoilt areas of the Mediterranean.

Five hundred metres above sea level, it’s located in the foothills of the Toros mountains, midway between the quiet villages and local shops of Islamlar and Üzümlü.

The bustling harbour town of Kalkan - and the beach - are just twenty minutes away by car.

There’ll be an information pack in your villa with details of all the local places of interest, and any contacts you might need.

Natural beauty

Kalkan Mountain Villas lies in the heart of Turkey’s finest region of outstanding natural beauty.
Set among fields and forests of cedar and pine, olive groves, walnut trees and vine, the air is filled with the fragrances of bougainvillea, jasmine, jacaranda, lemon and thyme.

Small waterfalls, springs and mountain streams provide constant fresh water for the nearby village of Islamlar, giving natural irrigation, and feeding the trout pools that supply the friendly local restaurants.

Captivating Kalkan

Just a twenty minute drive from your villa lies the beautiful and preserved historic harbour town of Kalkan – a place of unique charm, and endless fascination.

You can wander along the narrow, winding cobbled streets of old Kalkan, among intricately carved Ottoman timber balconies and whitewashed villas.

Take in the carpet bazaars, the handmade jewelry, the fruit and vegetables stalls, and the cafes and bars with their roof terraces and cool courtyards.

Or relax in one of a hundred welcoming Kalkan restaurants, with fresh sea food and traditional or contemporary Turkish cuisine – and soak up some after-dinner live jazz or classical music.

Kalkan is rich, tasteful, surprising …and always captivating.

Islamlar village

A short walk from your villa will take you to Islamlar - a quiet and beautiful village set in the foothills of the Toros mountain range.

Unspoilt by mass tourism, it has remained mainly residential with a genuine Turkish community life and atmosphere.
There’s a traditional tea house, a bakery that still uses its original old mill-stone, and several excellent restaurants serving delicious traditional Turkish food prepared with mostly organic local produce.

Islamlar is known throughout the region for its trout farms, so fresh trout is always on the menu.

Üzümlü village,/

Üzümlü is best known for its extensive vineyards and for its unrivalled view of Patara Beach.

It hosts a Turkish wrestling festival each year in May.

Retaining the character of an original Turkish working village, some of the inhabitants cultivate the surrounding fields while others are carpenters or stone masons.

The people who built Kalkan Mountain Villas were largely recruited in Üzümlü and nearby Islamlar.

The beach

Kalkan has a carefully maintained municipal pebble beach.
For a stunning alternative within easy reach, go to Patara Beach - voted the world's best beach in Sunday Times surveys of 1998 and 2005 - where the warm white sands stretch out over an incredible 18 kilometres.
The shallow sea and continuous sea breeze make it perfect for swimming and wind surfing.

Kaputaş Beach, a sandy beach at the foot of a steep rocky gorge, is also nearby. It regularly features in magazines as one of the Mediterranean's most beautiful and undiscovered beaches.
Or hire a gulet - a traditional wooden yacht - and take your time cruising around the waters of Kalkan Bay.

Lycian Way

The famous Lycian Way is a spectacular walking route along the Lycian coastline, following the line of ancient Roman and Ottoman roads, mule tracks and nomad trails for over 500 kilometers.

With its highest point at about 1800 metres, it leads past limestone peaks, sheer cliffs, deep valleys, secluded coves, coastal plains and white sandy beaches.

The route passes through many of the Lycian archaeological sites, and through the villages of Üzümlü, Kalkan, Kaş and Finike.

Historical sites

Lycia is named after the Lycians, whose civilisation flourished in the region from about 1000 BC to 400 AD.
The region is rich in archaeological treasures, including many ancient Lycian cities …
Xanthos – the capital of Lycia and now a World Heritage Site
Letoon - the sacred centre of ancient Lycia
Patara - Lycia's main harbour and naval base
Tios – probably Lycia’s oldest settlement
Pinara – with spectacular view across the Xanthos valley
Myra - best known for its amphitheatre and for the rock-cut tombs
Olympos – with volcanic slopes dedicated to Hephaistos, god of fire and forging

Restaurants and bars

In the nearby village of Islamar you can treat yourself to delicious traditional Turkish food, with fresh local trout the speciality.
Add the names of the main restaurants.
Drive the short distance to Kalkan and you’ll be spoilt for choice - a hundred restaurants, eateries and bars, often with live jazz, piano and guitar music.

Feeling active

If you’re feeling physical, there’s no shortage of sporting activities to choose from.
Water sports include scuba diving, water skiing, jet ski, white water rafting and canoeing.
Boat and fishing trips are easily arranged – you can rent by the hour, day or week.
On dry land you can walk the fabulous Lycian Way - the route passes by Kalkan Mountain Villas - or play tennis right next to your villa.
And if you want to go up … you can take a gentle balloon ride or go parapenting.

INFORMATION

Getting there

We strongly recommend that you hire a car, to drive to and from your villa and to make the most of your stay in the region. Car hire companies including Avis, Hertz and National operate from Dalaman Airport - ninety minutes away from Kalkan Mountain Villas.
Satellite navigation also comes in very handy.
If you arrive late at night, we can arrange for a guide to meet you at the airport, and take you or lead you to your villa.

Weather

Set in the foothills of the Toros mountains, Kalkan Mountain Villas enjoys an ideal climate of warmth without the heat, and fresh mountain air without the cold.
